Purchase contact signed by all parties and Copy of Earnest Money Deposit

Last 2 years Tax Returns

Last 2 years W-2’s from current Employers for all borrowers.

Recent Paycheck Stubs for all Borrowers – last 30 days

12 months cancelled checks for verification of rent/mortgage

Most recent 2 months statements for all accounts listed on the application

Asset Statement (401K, Brokerage Accounts, Mutual Funds, Stocks, etc)

Loan application

Mortgage Statement or Coupons/rental agreements

Borrower's signed authorization

Government-issued Photo ID and Social Security Card

Self employed – 2 years federal tax returns with all schedules

Name, address and account numbers for all deposit accounts and loans

Divorce decree – If applicable

Bankruptcy Paperwork – If Applicable

Gift Letter (if using gift funds)

Proof of additional Income, such as Social Security Benefits, Child Support, or Alimony – If Applicable

TEXAS COMPLAINTS & REIMBURSEMENTS

Consumers wishing to file a complaint against a mortgage banker or a licensed mortgage banker residential mortgage loan originator should complete and send a complaint form to the Texas department of savings and mortgage lending,  2601 North Lamar, suite 201, Austin, Texas 78705. Complaint forms and instructions may be obtained from the department’s website at  www.sml.texas.gov. A toll-free consumer hotline is available at  1-877-276-5550. The department maintains a recovery fund to make payments of certain actual out of pocket damages sustained by borrowers caused by acts of licensed mortgage banker residential mortgage loan originators. A written application for reimbursement from the recovery fund must be filed with and investigated by the department prior to the payment of a claim. For more information about the recovery fund, please consult the department’s website at  www.sml.texas.gov .
